Murphy Development is always looking for new sites to acquire. The following are the primary types of vacant land or redevelopment properties we seek.
- Residential Land for single family homes and townhomes
- Residential land for multifamily apartments (or condos)
- Light industrial (Flex Space) sites
- Self storage development sites
- Prime Retail locations (referred to leading retail developer The Ferber Company).
We consider prospective development sites of any size. In this business, it all comes down to the economics of whether the project is economically feasible. On larger larger sites, we have the relationship to bring in co-developers or investment partners if warranted.
We consider properties in any state the approvals process.
- Raw Land – We can handle the entire process
- Preliminary Approvals – You another party started the entitlements process but never quite finished
- Fully Approved, Un-Improved – The site may be shovel ready, but no infrastructure improvements have been constructed.
- Fully Approved & Improved – Maybe a project started construction, but then failed for various reasons. We acquire sites and breath new life into them. We have successfully acquired properties such as this from banks or other financial investors of failed projects.
